<p><strong>Cold Call Tips &#8211; Close the Deal Before They Close the Door</strong></p>
<p>Cold call tips seem to be on some banned list these days. I think that&#8217;s funny&#8230;it just means this article&#8217;s going to rank just fine in the SERP&#8217;s! Read on if you want to close the deal before they close the door.</p>
<p>I&#8217;d call this a &#8220;No B.S. Guide&#8221; to cold-calling, but don&#8217;t want to be sued by Dan Kennedy. Nonetheless, here&#8217;s a no-strings-to-pull, absolutely free guide to super-charging your canvassing or cold-calling marketing campaigns. How do I know it works? Easy. Our family business went from nothing to about $30/k volume per month in about a year. What follows are the cold call tips to make it happen.</p>

<p> <strong>Target Market</strong> <strong>Find New Movers</strong> <strong>When You&#8217;re at the Door, Sell Without Being a Salesman!</strong> <strong>Puppy Dogs and Close Ratios</strong> <strong></strong>
<p><strong>1. Target Market&#8211;</strong>First off, you need to know your audience. Who has the money to buy your product or service? Who are you selling to? Know your audience. If you don&#8217;t know, then if you&#8217;re a bit of a luxury service or product, target the folks with deeper pockets. Go to the golf course homes, the homes on the hillside, the places where you&#8217;d only dream of living if you don&#8217;t already.</p>
<p><strong>2. Find New Movers&#8211;</strong>Of all the cold call tips, this one&#8217;s full of low-hanging fruit, hands-down. If you don&#8217;t already target the new movers, then you aren&#8217;t marketing yet. Really, plenty of ink and pixels can be spent on this point, but your close ratio with new movers will be something to the order of 3 or 5 times higher than that of your typical cold call. At least that&#8217;s how our numbers have looked.</p>
<p>Want a quick and easy way to target them without costing a mint? Drive the good neighborhoods, and the places where you already do business. Make your own list of the homes that are on the market, up for sale. Pay attention and watch when the new movers take up residence. Otherwise, there are plenty of ways to do this, such as finding a good real estate agent who can help you with a list. Shop for a deal, though&#8211;list vendors can be pricey.</p>
<p><strong>3. When You&#8217;re at the Door, Sell Without Being a Salesman!&#8211;</strong>Honestly, who wants to open the door and have a sales pitch shoved down their throat? I do this for a living, and I&#8217;d be the first to shut the door on you! Tone it down a bit, and come up with a sales pitch that&#8217;s conversational. A good opener is something like, &#8220;I&#8217;m John Doe (only if that&#8217;s your name&#8230;), and I was just in the neighborhood when I noticed&#8230;&#8221; Make it real, and low-key, and conversational.</p>
<p>Here&#8217;s a good example: &#8220;I&#8217;m John Deere, I own John Deere Lawncare and we provide excellent lawn care to your neighbors, Mr. and Mrs. Smith. I was just here to see if you&#8217;d like to save yourself some time this Spring and let us worry about the hassle of taking care of your lawn?&#8221;</p>
<p>It&#8217;s brief, to the point, and gives an introduction, answers their question of &#8220;Who are you and what do you want?&#8221; before they ask it, gives you some literal street cred (you serve their neighbors), and gives them a couple of benefits to hiring you: &#8220;save yourself some time,&#8221; and &#8220;let us worry about the hassle of&#8230;&#8221;</p>
<p>Cold call tips for hard-nosed cases: if they don&#8217;t want or need you, then kick rocks! Be a gentleman about it, or a lady, and remain professional. If they don&#8217;t need you now, you don&#8217;t want to exclude future business, nor do you want them telling the &#8216;hood what a jerk you were.</p>

Puppy Dogs and Close Ratios&#8211;</strong>If you know sales, then you know about the &#8220;Puppy Dog Close.&#8221; If you don&#8217;t, it&#8217;s a great way to lower sales resistance, which is about 75% to 100% of the sales process. If there are no real objections to signing up to your service, then you should consider it.</p>
<p>Basically, this is a risk-free trial of sorts. You set the limits, but you want your would-be new customer to try you out, make sure you&#8217;re legit, and that you are willing to win their business. Give them their first use or product for free&#8211;or let them try it out for a time for free. Whatever that looks like for your business, it&#8217;s a great way to close the deal before they close the door.</p>

No matter how great your condo is, the board can mean the difference between a pleasant living situation and a hellish nightmare. The board is an important part of condo life and should play a part in your decision to buy. Attending at least one board meeting is something that everyone looking at a condo unit should do before making the decision to buy.</p>
<p>What is the board and why do you need one? The condo board is a group of people who uphold the CC&amp;Rs (covenants, conditions &amp; restrictions), address rule-breakers with warnings, fines and other methods of dealing with infractions, who vote on changes to the CC&amp;Rs, building, policies and other issues associated with the property held in common. You need a board in a condo to make decisions, through an established process, about issues arising in the condo. Whether it is deciding when to replace the roof or mediating a dispute between two neighbors, the condo board performs many necessary tasks that keep the condo running well. Or, at least, it should.</p>
<p>Condo board members should be happy to talk to you about the condo, events, policies, CC&amp;Rs, etc. Be wary of board members who resist all polite inquiries concerning the board and its conduct. While you don&#8217;t necessarily want a board that interferes with your daily life, you also don&#8217;t want a board that is unapproachable.</p>
<p>How are meetings conducted? You should sit in on one and see. Are they reasonably orderly and productive, or do they devolve into arguments and name-calling? Are there clear procedures that the meeting is conducted by? For instance, one might have a number of &#8220;Old Business&#8221; issues, some &#8220;New Business&#8221; issues and a period of time where people can lay issues before the board for consideration.</p>
<p>If the board employs a manager to oversee the day-to-day operations of the condo, how approachable and professional is s/he? Do other residents speak well of the manager&#8217;s attitude and handling of the condo&#8217;s affairs? One or two disgruntled people out of ten may not be cause for alarm, but if most of the people you speak to are disgruntled about the manager&#8217;s conduct, you may well have reason to reconsider having to deal with them on a day-to-day basis.</p>
<p>Another aspect of the condo board is the operating budget and reserve. The operating budget covers things like <b>lawn maintenance</b>, pool care, etc. The reserve is for repair and replacement of things as they inevitably wear out or break. A condo&#8217;s reserve and operating budget should be flexible to meet rising costs and emergency issues. A condo that cuts reserve money and amenities to keep dues low may be a cheaper option, but the costs of replacing a roof with no adequate budget for it may require a large assessment from each condo owner. It&#8217;s wise to avoid saving money now only having to pay an unexpected levy.</p>
<p>The condo board is an important part of condo life and should be taken into consideration when you are considering a condo for purchase. You could get the best condo in the most ideal location, but if you have a condo board that makes life harder, it detracts from the space that you are paying for. Time taken to ascertain that the condo board is one that you can live with is always well spent.</p>

You may think that by hand-watering your lawn, you are conserving water&#8230;but if your sprinkler systems is correctly designed, it will reduce your water bill, improve the appearance of your home and &#8211; depending on the size of your lawn &#8211; free up a lot of your precious time. <br />One of the few home improvement projects you can do that actually makes your life easier is installing a sprinkler system in your yard. No one likes hand watering gardens, flower beds, or lawns or moving a lawn sprinkler attached to a hose every 20 minutes. Installing a sprinkler system will automate the entire process and lets you forget about whether your yard is getting the water it needs. Of course, it is easiest to install an automatic sprinkler system when first building your home or designing your landscaping, but it is also easy for a landscape designer to add irrigation to your yard after the fact. <br />The efficiency of automatic sprinkler systems depends on three primary components: 1) design, 2) installation and maintenance, and 3) management. A properly-designed and maintained system can be highly inefficient if mismanaged, but proper management is difficult if a system is not designed properly&#8230;it can be a vicious circle. <br />Recently in Orlando (and the rest of our country), the need for water conservation and more-efficient irrigation has pushed for the development of better sprinkler systems. All of these systems have one thing in common: they move water to where it is wanted and then disperse it as needed. Over time, the sprinklers systems have become very sophisticated and high-tech in their system controls. Their operation can now be computer-controlled to respond to the time of day, volume of water present and the temperature outside. The systems can be stationary or moveable<br />Basically, sprinkler systems consist of a network of buried pipes interspersed with sprinkler heads that spray water aboveground over lawns, plants, trees, and shrubs. There are a number of different sprinkler heads that enable you to spray water over the desired area. Some examples are impact, surface, pop-up head, bubbler head, and many more that can be selected, depending on the needs of your lawn and the climate in your area.<br />You (or your landscape contractor) should create a drawing of your property indicating the location of your water meter and main line and identifying slopes, trees, shrub, sidewalks, driveways, your home, or any other objects in the yard. Try to include information such as sun exposure and ground cover material, including grass and shrubs. Next, measure your water pressure, using a water pressure gauge. It&#8217;s important to have an accurate reading to prevent costly damage to your sprinkler system. <br />You&#8217;re now ready to consult a landscape professional to determine where your sprinkler heads should be placed. With a proper plan in place, you can be sure that your sprinkler system will work efficiently for many years to come&#8230;while saving you precious time and money.</p>

<p>There are many things to be considered when buying lawn mower parts, and its always helpful to have some advice about the do&#8217;s and don&#8217;ts that need to be considered, with this in mind lets begin.</p>

Always make sure that any mower parts, or even mowers that are purchased have a warranty, I can not stress this enough, if you have no warranty you have no leg to stand on when it comes to faulty merchandise, if you have no problem with paying out good money for parts that are most probably going to be faulty, and no use to you anyway- that&#8217;s fine, otherwise always enquire into the warranty of a product before purchasing.</p>
<p>DON&#8217;T<br />
Never buy second hand parts, sure they are cheaper but it is likely they will not be of the quality you desire or will not be covered by a warranty, besides if you buy a part that has been used before, that just means someone has had the best run out of it already. Avoid second hand, pay a little extra for quality.</p>
<p>DO<br />
Seek advice and parts from an approved dealer, it may seem a little more expensive to go through a registered dealer, but they stock the correct parts for your mower and are familiar with the different parts and mowers that they sell. They have had specialist training in their field, you know you can trust their word, it is backed by a huge company.</p>
<p>DON&#8217;T<br />
Never use non-brand name parts for your mower, once again they are cheaper, but they aren&#8217;t always good quality, if you use a non brand part it is likely that you will void your warranty of your mower, if there is a defect arising from using un-approved parts. It&#8217;s not worth the hassle to save a few dollars.</p>
<p>DO<br />
Be wary of companies, that seem non-professional and are offering parts at &#8216;ridiculously&#8217; low prices, these will either be a scam or the parts will most likely be defective. Think to your self, if it sounds too good to be true, it probably is. Running the wrong numbers can make the difference of making $500 or losing $1000 per month. In this article we will go through the costs and factors to consider to make your investments successful. </p>
<p>&#13;</p>
<p>RENTAL INCOME </p>
<p>&#13;</p>
<p>Rental income is not as straight-forward as it seems. Sometimes properties are under-rented and sometimes properties are over-rented, so be sure to find out the market rents when you consider a property. When we bought our first fourplex, we looked at comparable leases and realized our rents were too high, so instead of assuming we would continue to receive $3600 of rental income, we had to be realistic and assume it was more like $3200. </p>

<p>MORTGAGE INTEREST </p>
<p>&#13;</p>
<p>A huge cost is mortgage interest. You should definitely sort out the details of your loan options and get an idea of current rates before running the numbers. It could make or break a deal. If you are getting a duplex or a house, the loans are generally similar to other home loan programs. Triplexes and fourplexes tend to have higher rates, and commercial is a whole other ballgame. One thing to consider is to put more down because the more you put down, the less your loan will be, which means less monthly interest to pay. Another consideration is the type of loan. We usually recommend for people to get a fixed rate mortgage these days because the current ARM (adjustable rate mortgage) rates are not all that much lower than fixed rates. </p>
<p>&#13;</p>
<p>Basically, just get educated about the loan options and run the numbers with them. Oh, and also, do not just take advice from one mortgage person. The best way to get educated is to talk to a variety of mortgage brokers and banks to find your best solution; not all loan places have the same programs. </p>
<p>&#13;</p>
<p>TAXES </p>
<p>&#13;</p>
<p>People frequently use the taxes from the year when they purchased the property, assuming the taxes will stay the same. Taxes change every year. Taxes can go up drastically after a purchase. For example, an owner occupied property usually has tax breaks, so unless you intend to owner occupy too, your taxes will go up. </p>
<p>&#13;</p>
<p>Also, the county appraisal that your taxes are based on could go up after your purchase. For example, if you buy a property for 100,000 but the tax appraisal last year was for 50,000, don&#8217;t count on it remaining at 50,000. In fact, I have seen cases where a year after a property was purchased the tax assessor increased the appraisal value to the purchase price. The safest approach is to look at the tax rate and the purchase price to determine your future taxes. </p>
<p>&#13;</p>
<p>VACANCY COST </p>
<p>&#13;</p>
<p>For some reason people tend to forget to take into account vacancy rate. Even when looking to invest in a desirable rental area, it&#8217;s best to always take into account at least an 8-10% vacancy rate. Do some investigation, look at your market and find statistics on the average vacancy rate. </p>
<p>&#13;</p>
<p>TENANT TURNOVER COST </p>
<p>&#13;</p>
<p>We have personally found the biggest surprise to be the expense of tenant turnover. This includes advertising for a new tenant, cleaning, repainting, replacing carpet, etc. If you expect to have high tenant turnover, like next to a college campus, anticipate this to be a significant cost. </p>
<p>&#13;</p>
<p>INSURANCE COST </p>
<p>&#13;</p>
<p>Insurance on investment properties are typically higher than owner occupied, single family properties. So get an insurance quote on </p>
<p>&#13;</p>
<p>the property instead of basing your expected insurance off of the insurance bill for your house. You also should purchase liability insurance which can be expensive. </p>
<p>&#13;</p>
<p>MAINTENANCE COSTS </p>
<p>&#13;</p>
<p>This is by far the most difficult number to estimate. It depends on the property, whether you fix some of the problems yourself or hire outside help, and random luck. So we can&#8217;t give you a hard and fast number but we can look into different factors to take into account. </p>
<p>&#13;</p>
<p>**Property Type &#8211; When you evaluate different properties remember to take into account the type of property. If it&#8217;s brick you won&#8217;t have to paint or worry about wood root. Decks need constant maintenance. A property with wood or concrete floors will be easier to clean and will not have to be replaced when a tenant moves out. Just think about the aspects of the property and their maintenance costs. </p>
<p>&#13;</p>
<p>**Property Size &#8211; A smaller property is easier to maintain than a larger property. For instance, say there are two properties for sale for 200,000 and each have a combined rent of 2000. A property with 2 units and a total of 1000 square feet will be cheaper to maintain than a property with 6 units and 3000 square feet. The larger property will be more expensive to maintain when you are replacing the larger roof, painting the interior walls, etc. Also, more units mean more money spent on advertising, make-readies, and more appliances to repair. </p>
<p>&#13;</p>
<p>**Property Location &#8211; Consider your proximity to the property. If you buy a property 30 miles away, over the course of a year you can spend a decent amount of gas money driving back and forth. </p>
<p>&#13;</p>
<p>**Your personal management style &#8211; How often will you do maintenance work yourself vs hiring help? For instance, when a unit needs painting will you paint the rooms or hire a painter? Hiring professionals is definitely more expensive, but you have to be realistic about how much you will personally do, especially if you are looking at a lot of units. </p>
<p>&#13;</p>
<p>UTILITY COSTS </p>
<p>&#13;</p>
<p>Be sure to check what the tenants pay for and what the owner pays for. This includes all the utilities and <b>lawn maintenance</b>. In addition, there may be owner expenses like parking lot lights and trash bin service. </p>
<p>&#13;</p>
<p>PROPERTY MANAGEMENT COSTS </p>
<p>&#13;</p>
<p>If you are going to hire a property management company, definitely get their rates. We personally choose properties that we can manage ourselves. </p>

<p>SUMMING THE NUMBERS </p>

Once you add all the numbers up, you often find the property has 0 cash flow or even negative cash flow. This doesn&#8217;t necessarily mean you should not purchase the property. There are positive tax benefits to rental properties and depending on your situation, a property with technically 0 cash flow could still put more money in your pocket due to tax benefits. Also, if you think the property is going to appreciate in the future, a zero or negative cash flow property could still be appealing. </p>
<p>&#13;</p>
<p>The point here is that if you are buying a property with zero or negative cash flow, it&#8217;s best to know beforehand instead of after the property has been purchased.</p>

If cutting grass is an option that includes your exercise for the day that gives you one group of choices, but if your preference is making the job easy, that gives you another set of options.</p>
<p>&#13;If you live in an area where the lawns aren&#8217;t much bigger than the proverbial postage stamp, you could use a reel mower. These come in a variety of sizes and are usually available as small push mowers. They work by the blades of the reel mower turning and cutting the grass; however, if you do not trim the yard often, this method can become problematic, as the blades will get caught on longer grass &#8211; and will be slowed down by grass piles. Keep your lawn cut regularly and this type will be just fine. </p>
<p>&#13;If your lawn is average sized, an electric lawn mower is an option. Not only do these mowers cut well, and come either with a long cord or a rechargeable lawn mower battery. They are also good for the environment since they don&#8217;t pollute as they cut &#8211; unlike most gas mowers, which create a plume of exhaust.</p>
<p>&#13;Perhaps you live somewhere that you have a couple of acres. If this is the case for you, then a riding lawn mower may be the answer. These enable you to cut a larger area without as much physical effort. You simply need to be able to drive it. It will do the rest. This is definitely a good option if you live in a place with a hot climate, as cutting your yard with a labor-intensive mower can result in heat exhaustion.</p>
<p>&#13;There&#8217;s a method of cutting that&#8217;s even simpler: use a robot lawn mower. Although these tend to use more gas than does the average mower, they have the benefit that you won&#8217;t have to do anything but relax while the machine cuts the grass. Consumer reports claim it can cut the grass in a tennis court sized area in about two hours, which is considerably faster than a push mower.  </p>
<p>&#13;What if you need something to work on your hobby farm? If you&#8217;re growing an acre of hay for the couple of animals you keep, then a sickle mower is the answer, even though these mowers are sometimes portrayed as outdated or only available as antiques. These machines are still used to cut hay. They are available in different sizes so there will be no problem finding one right for you. The other need on a small farm can be trying to keep the growth of brush under control. This is done with a brush mower. You&#8217;ll be impressed as it tears through the overgrown brush that you want to be rid of. </p>
<p>&#13;Consumer reports will show the lawn mower rating of the machine you&#8217;re eyeing. Just remember to put aside something for mower repair and maintenance. That&#8217;s the cost of doing the mowing yourself. If you don&#8217;t bother to hold money for this purpose, you may find yourself out of luck &#8211; and with an out-of-control lawn &#8211; in a matter of weeks. If you can&#8217;t afford to hold money for mower repairs, you may want to consider hiring a landscaping business to do this for you. If you shop around, you may be able to find one that is relatively affordable.</p>
